Mortgage Technology · Data · AI
25 yearsbuilding systemsthat matter.
I'm Trey Barnes, a mortgage technology executive who has spent 25 years at the center of U.S. housing finance, building the data platforms, servicing systems, and AI-powered tools the industry runs on.
I didn't just watch the mortgage industry modernize. I helped do it.
Trey Barnes is a mortgage technology executive, entrepreneur, and AI strategist. His career spans operations, data, compliance, product leadership, go-to-market, and company building. He has been an operator inside the machine, a founder who built from zero, a dealmaker who won enterprise and government partnerships, and an executive who scaled platforms touching millions of loans.

Early Career
Operations · Reporting · BILearned how the work actually gets done: the foundation for a career spent building systems that operators trust.
Expertise
Where 25 years of depth
actually compounds.
Most executives have breadth in one or two of these areas. Having gone deep across all of them as operator, founder, and platform leader is what makes the difference when problems get hard.
When it mattered most
The data behind the financial crisis response.
During the 2008 housing collapse, the loan-level repository I helped build aggregated performance data from the nation's largest servicers: close to 80% of the U.S. mortgage market. That data didn't just measure the crisis; the OCC, the Federal Reserve, and the U.S. Treasury used it to understand it, and to help shape the federal response that became TARP and HAMP. It remains the clearest proof of what I believe: data is only worth building when it changes the decisions that matter.
Principles
The things
that don't change.
My philosophy of leadership has gotten simpler over 25 years, not more complicated. Technology changes. Markets change. These principles rarely do.
Build systems, not features.
Solve the whole problem so the next one gets easier.
Data before opinions.
Let evidence settle the argument, then move fast.
Compliance is a capability.
A product strength. Never a tax, never an afterthought.
AI must earn its place.
Technology is only valuable when it delivers measurable outcomes.
Simplicity wins.
Complex businesses need solutions that are clear, not clever.
Off the clock
Everything
around the work.
I live in Fort Collins, Colorado: outdoors, active, and refreshingly unpretentious. I grew up between Florida and Georgia, much of it on the water along the Intracoastal: boats, jet skis, and a Southern, work-hard-stay-humble streak that never really left.
Most of who I am off the clock comes down to a few things: a full house, the mountains, a guitar that's never far away, and the kind of relationships that only get built through honest conversations.
Fort Collins, Colorado
A full house with kids at different stages of life, so there's always something going on. Colorado suits me: outdoors, active, grounded, and present.
Raised on the water
Florida and Georgia, much of it on the Intracoastal. That kind of upbringing gives you a freedom and a connection to something bigger than whatever's right in front of you.
Guitar, voice, record
Music is a constant. I play, I sing, I record, and I don't believe in genre loyalty: classical to alternative to rap to country and everything between.
Bikes, peaks, 14ers
Mountain biking, hiking, and working through Colorado's 14ers. Setting a goal that physically demanding has a way of resetting everything else.
A house built for Berners
We recently lost our Bernese Mountain Dog, Mabel, to cancer. She was a big part of our world. Finding a new Berner pup is currently a full household project. Animal welfare hits close to home.
The hard conversations
I'm a direct-impact person. I'd rather have the real conversation that changes how someone thinks than write a check and move on. The best mentoring I've given or gotten was never the comfortable kind.

Essays on servicing data modernization, AI strategy, compliance technology, and operational leadership in financial services. Select any piece to read it in full.
Why mortgage servicing needs a modern data layer
The servicing stack still runs on systems that report the past. The next decade belongs to platforms that act on the present, in real time.
The future of AI-driven compliance
Operationalizing regulation as software, what responsible automation actually requires, and why most organizations are doing it wrong.
Building a system of record for servicing
Lessons from 25 years of turning fragmented operational data into a single source of truth that executives actually trust.
What servicing leaders get wrong about analytics
Most dashboards describe what happened. Almost none help you decide what to do. The gap is where all the value is.
Let's work
